Deason Realty Solutions (DRS) is a full-service real estate brokerage specializing in property management. Our goal is to maximize rental income while ensuring your property remains well-maintained and compliant with Texas laws.
Key Services
Advertising & Leasing – Market your property using signs, MLS listings, and online platforms. Pre-qualify tenants before showings.
Tenant Screening – Require applications for all adults, conduct credit, background, employment, and rental history checks.
Lease Management – Prepare and execute leases (typically 12 months), handle renewals, rent increases, and move-in/move-out inspections.
Rent Collection & Enforcement – Collect rent, apply late fees, and manage evictions if necessary.
Maintenance – Coordinate repairs, obtain bids for major work, and ensure compliance with health/safety codes.
Pet Policies – Enforce owner-approved pet rules, deposits, and breed restrictions.
Property Inspections – Perform exterior checks, respond to issues, and arrange professional inspections if needed.
Financial Management – Provide monthly owner statements, ACH payments, and security deposit handling.
Legal Compliance – Follow Texas Property Code for re-keying, safety devices, abandoned property, and tenant death procedures.
Insurance Requirements – Owners must maintain adequate liability and property coverage, naming DRS as an additional insured.
Fees
Management fees are a percentage of collected rent plus leasing fees. Additional charges may apply for legal actions, remodel supervision, or insurance claims.
Owner Expectations
Owners are expected to:
Avoid direct tenant communication.
Approve major repairs promptly.
Maintain minimum reserve balances.
Provide proof of insurance within 15 days of signing the management agreement.
