Application Requirements

  • Fee: $75 per adult (non-refundable). Additional $130 if employer uses theworknumber.com.

  • Processing Time: 3–4 business days.

  • Required Documents: Photo ID, Social Security card, proof of income.

  • Accuracy: Incomplete or false applications are grounds for denial.

Income & Employment

  • Minimum: 3× monthly rent.

  • Rent cannot exceed 35% of gross income.

  • Self-employed: Provide CPA statement or tax returns.

  • Employment history: 6 months with current employer or verified transfer.

  • Alternative: Savings equal to 12 months’ rent.

Rental & Credit History

  • 3 years of verifiable rental history or mortgage records.

  • No recent evictions, landlord debts, or major delinquencies.

  • Minimum combined credit score: 610 for standard approval.

  • Scores 550–609 may require $250–$1,000 risk mitigation fee.

  • Below 500: Declined.

Criminal Background

  • No registered sex offenders.

  • Felony/drug convictions reviewed case-by-case with owner approval.

Pet Policy

  • Pet rules vary; all pets screened via PetScreening.com.

  • No aggressive or mixed aggressive breeds (e.g., Pit Bull, Rottweiler, Doberman, Husky).

  • Max 2 pets; no puppies under 12 months; male cats must be neutered.

  • Deposits: $300–$600; monthly rent: $40–$100 based on “paw score.”

Lease & Move-In

  • Lease signing within 3 business days of approval.

  • Commencement date: within 7 days of signing (or when property is ready).

  • Move-in meeting covers lease terms, maintenance, and policies.
